So, we’ve reached the final stretch of 2025 — December is here, and it’s still a fantastic time to sell!
If you’d like to have your property sold before Christmas, it’s absolutely possible. I can have your home on the market within just a couple of days, and in this climate we can often secure a strong offer within the week. From there, we can usually have it go unconditional the following week (even sooner if it’s a cash buyer). Settlement may take place in January once conveyancers and banks return from the holidays - and just like that, sold PROPERLY4YOU!

If selling before Christmas feels a little fast for your plans, that’s completely fine too. If you’re thinking about selling early next year, now is the perfect time to reach out so we can map out a winning strategy and get you the best result.
I’m here whenever you’re ready — let’s make your next move a great one!

Cairns - The prestige market in the far north of Queensland
... has had its best year ever, with the highest number of $1 million plus sales ever recorded. Towards the end of 2024, the measure for prestige property lifted above the $1 million threshold to the $1.5 million plus price point, which is now more representative of prestige property in the greater Cairns region. There were approximately 45 sales of single residential dwellings exceeding $1.5 million in 2024, and about 35 sales to date in 2025. (Source: HTW Valuers)

Queensland Wide - LAND TAX is an annual state tax
..and has been in effect since 1915. It is calculated on the freehold land you own in Queensland at midnight on 30 June each year. The tax rate that applies depends on what type of owner you are, the total taxable value of your land, and if any exemptions apply. In Queensland, you may be required to pay land tax if the total taxable value of all land you own in the state exceeds: $600,000 for individuals, or $350,000 for companies, trusts, and absentee owners. These thresholds apply to your combined landholdings across Queensland, which means land located anywhere in the state will be included. Your principal place of residence is exempt from land tax. Having said all this, a real estate agent cannot legally advise on these matters, so questions about GST, Land Tax, SMSFs, or Capital Gains should always be referred to your accountant. I am happy to recommend an accountant, just let me know.
