Hi again,
heading into the Christmas and New Year holidays, homeowners often wonder whether this is the right time to sell, or if it’s best to wait until next year.
What I'm seeing right now is: buyer activity throughout Cairns remains very strong, and in most suburbs the demand is still picking up. There is limited stock on the market, and a lot of motivated buyers actively searching and ready to buy.
All this translates to a very favourable season for sellers. The pace of growth in Australian home values accelerated in October, rising by 1.1%, the fastest monthly gain since June 2023.
If you’ve been thinking about selling, now’s your opportunity. Entering the market now gives you less competition and more buyers for your property. This combination of motivated buyers, great weather (depending when the wet season starts), and a proven marketing system could set you up for an incredible result.

■ Did You Know? - Under the REIQ Residential Contract, the dates between 27 December and 31 December are classed as non-business days?
This means conditions (finance, building & pest, etc.) and settlements cannot occur in this period. Instead, they automatically roll forward to the next business day – in this case, 2 January 2026. You're welcome.
