The market is still softer than it was pre-Federal Budget. The recent interest rise will no doubt take momentum out of the spring selling season as buyers assess their budgets and borrowing capacity.

1. What's going on in Cairns?
The Cairns residential vacant land market remained buoyant up until May this year. The median sale price has risen significantly from early 2025 while conversely, sales volumes have been falling over the same period.
The median sale price for vacant land as at July 2026 was around $450,000, a strong increase from a median price of $400,000 in July 2025.

2. What the fourth rate rise means for property
The Reserve Bank has delivered its 4th interest rate rise of 2026, lifting the cash rate to 4.6% and putting fresh pressure on borrowing capacity just as the spring property market enters one of its busiest periods.
Buyers now face another reduction in what they can borrow, vendors will encounter more price-sensitive purchasers and may need to recalibrate sales price expectations as higher financing costs flow through to demand.
Every increase in interest rates reduces the amount buyers can borrow, limiting what they can afford to pay and pushing some aspiring homeowners out of the market altogether.
For the housing market, another rate rise reinforces the downturn already underway. Higher mortgage rates further reduce borrowing capacities and buyer budgets, adding to the downward pressure on home prices and sales activity.

3. What this all means for you.
Property has become harder to transact.
Good properties are still selling, and great properties can still attract significant competition. But buyers, nowadays have more choice, vendors are having to work harder and unrealistic pricing is being exposed.
For everyone involved in the transaction, having the right information before making a decision matters more than it did six months ago.
